Meet Shawn Miller
Shawn Miller is a detective. Not the kind you’d see on a TV miniseries, but the kind you’d want if you need background information for a commercial title.
Shawn is an Examiner on Amrock Commercial’s Title Production Team. He researches county land records and other government documents for clients who want to sell or refinance commercial properties. “My goal is to uncover all the documents and report all the facts about a particular property,” he said. And like any good detective, he knows that careful and thorough research is key to getting all the facts.
Shawn begins his research by reviewing the client order, then locating the county tax records and current deeds for the property. Often this is done online, sometimes in person, depending on how the files and documents are stored. Then he dives deep – 100 years deep – into county records and other government sites and data sources in order to find all the mortgages, easements, leases and other recorded documents which may affect the property.
“Even after 25 years in the title industry, I still encounter new situations,” Shawn said. One instance was when he came across “Ribbon Farms,” while examining Downtown Detroit properties. These farms, granted by the French in the early 1700s, were approximately 250 feet wide and three miles long and found along the banks of the Detroit River and Lake St. Clair. The land was divided this way to give direct waterway access (for transportation and trade) to the maximum number of land owners. But over the years, the land has been re-subdivided many times. His takeaway was that it’s vital to know all the ways a parcel of land is identified in order to research each land record that applies to it.
Shawn started out in the title industry working for his family’s Ohio abstracting business while in high school, eventually becoming its Operations Manager and Commercial Examiner. He joined Amrock in 2016, and since then, he has been learning abstracting and examining for Michigan and many other states across the country. His skill and experience have made him a go-to person for Ohio commercial title abstracts.
Shawn graduated from the University of Akron with a bachelor’s degree in Psychology, eventually going back to school and earning his master’s degree in Business Administration in Organizational Leadership from the University of Findlay. He works out of Amrock Commercial’s Cleveland Office, but travels regionally when needed in search of records, facts and documents.
When he’s not solving commercial title mysteries, Shawn enjoys spending time with his family at art museums, historic places and local parks – especially Cuyahoga Valley National Park near Cleveland. He is the Den Leader for his son’s Cub Scout pack and a volunteer on the National Board of Dignity USA.
